Heat is the main stress
Fresno summers bring long runs of 100-degree days; National Weather Service records show 69 of them in 2021. That heat affects plumbing in ways that are easy to overlook. Water heaters in garages and attics sit in extreme temperatures, plastic irrigation components become brittle in the sun, and outdoor pipes exposed to afternoon sun can carry very hot water to the first fixture you open.
Attic water heaters need a drain pan piped to the outside and a pressure relief valve that's tested and discharges safely. A leak in an attic in summer can soak insulation and ceilings before anyone notices. If you're replacing an attic water heater, ask whether relocating it makes sense.
Freezes are rare but not impossible
NOAA's engineering weather data for Fresno records only about 10 freeze-thaw cycles in an average year, so frozen pipes are uncommon. When a cold snap does arrive, the pipes most at risk are the ones nobody thinks to protect: exposed lines to evaporative coolers, irrigation backflow devices and hose bibs on the north side of the house. Insulating them and disconnecting hoses before a freeze is cheap insurance.
Slab leaks and hot water lines
Many Fresno homes are built on concrete slabs with water lines running underneath. A hot water line leaking under a slab can produce warm spots on the floor, the sound of running water and a rising water bill. Ask a plumber to locate the leak precisely before deciding between opening the slab and rerouting the line through walls or the attic.
Irrigation and outdoor water use
Summer irrigation is a big share of water use in Fresno. Broken lines, leaking valves and sprinklers that spray pavement waste water and can undermine foundations and walkways. Check each zone regularly and fix leaks promptly. Backflow devices on irrigation systems protect the drinking water supply and should be maintained according to your water provider's rules.
Evaporative coolers
Homes with evaporative coolers have a water supply line running to the roof or wall unit. Those lines and their valves should be checked each spring, and drained or protected before winter. A leaking cooler line can stain ceilings and walls.
Before you hire
Ask Fresno plumbers how they handle attic water heaters, whether they offer leak detection for slab leaks, and whether the price includes the permit for water heater or repiping work.
Water heater choices in a hot climate
Fresno's heat makes some water heater choices more attractive than they would be elsewhere. Heat pump water heaters pull heat from the surrounding air, and a hot garage gives them plenty to work with in summer. They need space, airflow and a condensate drain, so ask a plumber whether your location suits one. Whatever type you choose, ask about the permit, venting and any strapping required by local code.
If you're replacing a gas water heater with a heat pump model, ask whether your electrical panel has room for the new circuit. That question is easier to answer before the old heater is removed than after.
